Landlords – Are you keeping a tenant journal? (by Amer Siddiq)
Ever had a conversation with a tenant and not made a note of when it took place and what was said but then later wished you had?
I certainly have and it was an important lesson for me. It is so easy to scribble something down and then think “I’ll file it later” and then just forget.
It is really good practice, and one that could save you ££££s in lost rent, if you make sure that you keep a record of every telephone, email, letter or personal meeting that you have with a tenant.
The chances are that the tenant won’t and, if the worst happens and you end up in court removing a tenant or chasing late fees, your organised approach will hold you in good stead with any judge – simply because you’ll be able to show clear facts!
It is for this reason that I decided to develop a solution within our Landlords Property Manager software which allows you to make a log of every single communication you have with a tenant and have it permanently stored. You can even attach documents, pictures, videos, etc.
Now I don’t have an excuse for forgetting anything.
