Energy Performance Certificates Set For Change


News has travelled fast regarding the government’s plans to set new rules regarding the requirement of Energy Performance Certificates on properties on the market whether they be to let or for sale.

The new rules will make it mandatory from the 1st of July for an EPC (Energy Performance Certificate) to be displayed on all marketing particulars within 7 days after the marketing has commenced. All reasonable efforts must be made to secure the EPC within this timescale but apparently there will also be a slight "buffer zone" of a further 21 days on top of this!

The person responsible person used to be the Seller or Landlord, but now the responsibility will lie with the person acting on the seller or landlord’s behalf. So beware Estate & Letting Agents!

Trading Standards have been briefed and have the power to demand evidence from Agents that the EPC has been ordered.
